What is TRevPAR in the hotel industry
Definition
TRevPAR (Total Revenue Per Available Room) measures how much each available room generates when you count all of the hotel's revenue, not just lodging. It includes restaurant, bar, spa, events, parking and any other service that brings in income.
While RevPAR focuses solely on room sales, TRevPAR gives a full picture of the hotel's commercial performance. It is especially useful for properties with a broad range of services, where rooms are only part of the business.
A high TRevPAR relative to RevPAR shows that the hotel monetizes each guest well beyond the room itself, which usually translates into stronger profitability and less dependence on room rate alone.
Formula
Total revenue sums lodging, food and beverage, spa, events and other services. It is always divided by available rooms in the period, not by rooms sold.
